Roanna Cooling

Solicitor

Roanna graduated from Swansea University with a First Class LLB law degree in 2018, before completing her Legal Practice Course with the University of Law. She joined Hughes Paddison in March 2022 as a paralegal, ahead of commencing her Training Contract in April 2022. Roanna qualified as a Solicitor in April 2024 and works in the Litigation Department.

Outside of work, Roanna enjoys socialising, spending time with her family and friends and exploring the great outdoors.

Landlord's dispensation for major works: getting it right

Many residential landlords will be familiar with the requirement to consult with tenants before major works are carried out. The landlord's right to seek dispensation from the Tribunal where it has failed to consult is perhaps less well understood. In a recent Upper Tribunal appeal, Hughes Paddison successfully challenged the First Tier Tribunal’s interpretation of the law. New Digital LPAs- A welcome reform or a minefield

The OPG registered a record 1,073,032 LPAs in 2022-2023. Concerns over the paper-based system led to reforms, culminating in the Powers of Attorney Act 2023 for a safer and simpler process.
